This Languedoc holiday villa is spacious, has full air-conditioning, Wi-Fi, private gated swimming pool, huge terraced garden of 3000m with a summer kitchen and an amazing wrap-around shaded terrace with simply fabulous views. Sleeps 8 comfortably.
The villa is located in a small residential road on the edge of the beautiful village of Magalas set amongst the Languedoc vineyards - just 10 minutes' drive to the colourful market town of Beziers and 25 minutes' drive to a variety of Mediterranean beaches; Serignan, Portiragnes, Valras and Cap d'Agde.
The villa is approx 15 minutes' walk into the centre of Magalas for local shops and restaurants. A great base for exploring this part of the South of France.
This spacious South of France villa with 260m2 of living accommodation and it's enclosed garden of 3000m2 is located on the outskirts of the village of Magalas which has all amenities and a good restaurant. Fully air-conditioned in the living area and all bedrooms.
The villa decor has Moroccan influences which are reflected in the in the 'hammam-style' master bathroom and on the fabulous wrap around covered terrace which offers comfortable 'sofas' to enjoy the Mediterranean evenings.

Accommodation
4 bedrooms - 3 with double beds and one twin (it may be possible to add an extra bed to one of the doubles and the twin).
Ground Floor
Open plan living/dining area of 53m2 with sofas, occasional chairs and a flat screen TV, the dining table seats 8-10.
From the living area there is one step up to the kitchen.
The kitchen has a large island and is fully equipped with American style fridge freezer, a double oven, 5 gas hob (in the island), a microwave, all usual kitchen equipment and a bread oven. There are views over the garden and pool area beyond, doors lead out to the terrace.

On this floor are 3 bedrooms:
Bedroom 1 - double room with ensuite shower and wc
(It may be possible to add an extra bed in this room at a supplementary cost).
Bedroom 2 - 2 single beds - this room is accessed only via bedroom 1 or an exterior door to the side terrace and has no window. This would be suitable as a 'family suite/parents and children' as the occupants of this room must traverse bedroom 1 in order to use the bathroom.
(It may be possible to add an extra bed in this room at a supplementary cost).

First Floor
16 steps lead to the upstairs:-
Bedroom 4 - is a large master bedroom suite of 60m2 with a double bed of 160cm and a hammam-style 'Moroccan' bathroom with a walk-in Venitian shower, large bath, 2 basins and a separate wc.
Doors lead out to a fabulous terrace ideal for breakfast and taking in views over the lower terrace, the garden, pool and the village of Magalas.
The villa is located in a residential street on the outskirts of Magalas and has video entry security.
Nothing prepares you from the outside for the lovely open plan feel as you walk through the front door to see the long views across the garden to the Magalas rooftops.
This is a no smoking property
OUTSIDE:
The 'piece de la resistance' of the villa, which has a strong Moroccan influence with it's emphasis on the 'inside-outside' living, is the wrap around terrace (86m2!) and the stunning views. Partially covered and partially in the sun, it has an alfresco dining area and a fabulous outside relaxation area with sofas and coffee tables.
The terrace affords views over the green 'ravine' towards Magalas and the village church tower, and when the moon is up it is simply breathtaking. When you are standing at the front door, because the property is on a residential street, you are totally unaware of the huge landscaped garden that is hiding on the other side.
Private gated swimming pool of 9m x 4m with Roman steps for easy access. The approach to the pool is down a winding path from the villa - this means it is 'up hill' to come back!
There is a small summer kitchen next to the pool with a sink and some crockery, a small fridge and small charcoal BBQ. There is also a dining table with chairs for an alternative lunch or drinks arrangement.

The house is approx 900m from the picturesque old village centre of Magalas. It is a typical Mediterranean wine-producing village with several excellent wine domaines.
There is a colourful local market on a Wednesday, a pharmacy, doctor, post office, Tabac and a cafés/bar with Wi-Fi and 2 Pizza outlets.
Beziers approx 12km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
Golf St Thomas, Beziers: approx 19km.
The Canal du Midi has extensive shady tow-paths to walk or cycle along.
Mediterranean beaches approx 25 km. Valras, Serignan, Portiragnes Plage, Vendres, Vias and of course Cap d'Agde.
Parc Naturel du Haut Languedoc approx 20km.
North of Magalas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Agde approx 25km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde approx 30km. 'Aqualand' (huge water-slides, etc.)

Special Rental Conditions
Changeover day is Saturdays. Arrival at 4pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please phone the owner if you are delayed en route on the day.
Breakages
€600 transferred to the Owners Bank Account 14 days prior to arrival - please ask for Bank Details - returned by the same method 10 days after departure, less any agreed breakages. Please rember to give the Owner your Bank Details for the return.

Wi-Fi included in rental. TV is Internet TV via the Wi-Fi system. Neither the Owner nor the Agent can be held responsible for interrupted internet service/slow speed or for loss/disruption of incoming signal for Satellite TV – Sky–Freesat–Apple TV, Netflix etc. when applicable to the property.
Electric
Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr. A meter reading will be taken on arrival and departure if there is excessive use an additional sum will be charged. The house is air-conditioned throughout. Please remember to close all doors and windows for maximum effect.

Bedsheets and towels are included in the rent. Please bring your own towels for the pool/beach.
Cleaning
The end-of-stay cleaning charge is included in the rental. If the house is left in an unacceptable state, the sum of €120 euros will be retained from the breakages deposit. Extra Maid service may be possible during your stay please contact us for details. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden.

Party Sizes
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 8 (possibility of 2 extra beds for children subject to Owner confirmation at a supplementary cost).
Additional
Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day.
