This comfortable family 4 bedroomed villa to rent is just 10 minutes walk from the lovely Renaissance centre of Pezenas yet the villa boasts a large and private garden.

The Languedoc holiday house is spacious with a large living room, a summer kitchen, a fenced off private pool, a very large master bedroom upstairs and a private tennis court. Owners are great fans of 'vintage' decor and the house feels homely and well lived-in with a touch of bohemian penache.

A great base for family holidays in the South of France, the beaches are less than 30 minutes away, Montpellier 45 minutes and hundreds of wine domaines within 5km.

Description of the 4 Bedroom holiday villa, Pezenas, South of France.

Ground Floor

Entry hall, off which is a large well-furnished open plan living-room. Two large sofas and several armchairs with a nice fireplace. The dining area has glass sliding doors going directly into the garden and a large table for 8/10 people.

To the left of the living-room there is a well equipped kitchen with an American breakfast bar. To the right of the kitchen there is a laundry room with a washing machine, an ironing board and a tumble dryer.

The covered Summer Kitchen (6m2) is just across the terrace.

There are 3 ground floor bedrooms with fitted cupboards throughout.

Bedroom 1 - With a standard double bed (140cm) and views on to the garden.

Bedroom 2 - Has a double bed (140cm)

Bedroom 3 - There is a double bed (140cm) and a cot (which can easily be moved to another bedroom).

Downstairs bathroom with bath.

Upstairs

The master bedroom (35m2) or 'family room' has a double bed (160cm) and a single bed for a child of up to 10 years of age. There is a large ensuite bathroom (15m2) with a bath and a wc.

The owners live at the property in a small separate house off the drive-way. The pool, the garden, the tennis court and the car parking facilities are for the clients' exclusive use. The owners both work and their presence is unobtrusive, however, they are very helpful should you need anything and they manage the garden and the pool.

The holiday villa's kitchen back door leads out to a very nice large swimming pool, 10m x 5m with in-built angle steps (with alarm), with a terrace all around. Part of the terrace is shaded by a large canvas awning and the summer kitchen itself does have a roof; ideal for dining alfresco by the pool.

The summer kitchen has a small fridge, a gas cooker, and a sink. Poolside shower with a separate wc. 6 sun-loungers, garden furniture and a built in-BBQ.

There is also a very large wooden deck terrace.

There is a private tennis court.
