Le Pigeonnier is situated in an elevated position and enjoys lovely views across the valley from all rooms.  Le Vert is the ideal location to enjoy a relaxing holiday in the Lot.

Following Inspection by Lot Tourisme, the house hs been awarded 3 Stars, which is the highest rating for our type of property.

Visitors have exclusive use of the large terrace and adjoining grassed area with trees. The dining room French windows open onto a tiled, partially enclosed area, which provides a shaded eating-out space.

Originally a barn, Le Pigeonnier has been converted into an attractive house, retaining the character of the stone walls and exposed beams, to provide quality accommodation for six people. The ground floor is tiled throughout, whilst the first floor has chestnut floors and poplar ceilings.

You enter via the kitchen door from the south-facing terrace, which has garden furniture, recliners, and a barbecue. The kitchen has fitted oak units and is well-equipped with electric oven, hob, microwave, fridge with freezer compartment, dishwasher, washing machine, toaster, coffee-maker and electric kettle. There are adequate supplies of cooking utensils, attractive crockery, cutlery and glassware not only for six occupants but also for any visitors you may have

To one side of the kitchen is the stone vaulted sitting-room, which opens onto the terrace, and to the other side is the beamed living/dining room, from which the oak open-tread stairs lead up to the first floor. The living rooms have comfortable easy chairs and dining furniture. There is a television, which receives Freesat programmes including BBC and ITV as well as French Channels, and a DVD/CD Player. Wi-fi and Broadband is available. A cast iron wood-burning stove is an attractive feature for out-of-season lets.

There are three double bedrooms, all equipped with new beds and attractive pine furniture. Duvets and UK size pillows are provided, and linen and towels can be supplied at a small extra charge. A new pine cot and high-chair are available if required.

The house occupies an elevated position on the edge of a hamlet, surrounded by delightful countryside, in the middle of a small farming and wine-producing community. The village of Sauzet with a Restaurant and Bar, General Stores and Boulangerie is just 3 kms away.

We are in the heart of Cahors wine country, close to the River Lot, and charming market towns of Prayssac, Puy L'Eveque and Montcuq. La Garenne is an ideal base for exploring the Lot Valley. Horse riding, canoeing, swimming at lakes with sandy beaches are all within easy reach. Lots to see and do, or just relax in the peaceful surroundings.

Special Rental Conditions

A provisional reservation can be accepted by ‘phone or email and this must be confirmed with a Deposit of 25% of the total rental within one week. Deposits are non-refundable, so please take out holiday insurance to cover a possible cancellation. Nine weeks before your holiday is due to commence we will write to you with details of the balance due. This must be paid 8 weeks before the start date of your holiday. We reserve the right to re-let your weeks if final payment is not received by the due date.

• Security Deposit
A deposit of £75 should be sent with the final payment (8 weeks before your holiday commences). This will be refunded within 7 days of your departure less the cost of electricity used and any breakages and extra cleaning, should this prove necessary.

• Cancellation
We advise all clients to take out appropriate Insurance against the possibility of cancellation. Any client cancelling a booking must do so in writing, and the following charges will apply, being calculated from receipt by us of the written cancellation.

Over 8 weeks prior to departure date - Loss of Deposit
8 weeks prior to departure date - 50% of holiday cost
6 weeks prior to departure date - 75% of holiday cost
Less than 6 weeks prior to departure date - 100% of holiday cost

• Legal Liability
The accommodation is only for the use of the person who signed the Booking Form and the named members of his/her party as listed on the Booking Form.

• Sleeping Capacity
The accommodation is designed to cater for up to a maximum of 6 people (except babies in cots) and must not be exceeded except by prior arrangement with us in writing. Pitching a tent or parking a caravan on the property to increase numbers is strictly forbidden.

• Pets
No pets are accepted.

• Smoking
No smoking is allowed within the property.

• Cleaning
The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period.
Although a final clean is included in the rental, we reserve the right to make a retention of £45 from the Security Deposit to cover additional cleaning costs if this proves to be necessary.
The client shall report to us without delay any defects in the property or breakdown of equipment. We can then arrange for repair or replacement as soon as possible.

• Central Heating
Unless otherwise agreed, if you request the use of Central Heating, there is a charge of £80 per week. This covers 8 hours per day (normally 7-10 am and 5-10 pm but is negotiable).

• Lettings
Lets are normally from Saturday to Saturday. The house is available from 4 pm on the day of arrival and we ask that it be vacated by 10 am on the day of departure.

• Linen
This can be provided if required at a cost of £12 per person (duvet cover, sheet, pillow case, towels, tea-cloths). Please remember to bring towels for outside use.
