Spacious, secluded villa which boasts spectacular views, set in an acre of terraced hillside garden. This charming holiday home (250m² - 2650 sq.ft.) is on three floors with a large South-West facing terrace, which also serves as an outside eating area much used throughout the year, with a gas barbecue. The heated swimming pool (8x4 metres) is close-by on a large separate terrace and is enclosed by wrought iron railings and a gate.

The property is ideally located just ten minutes walk to the historic mediaeval hill-top village of Callian. Callian itself is small and charming but nevertheless boasts all the basic necessities: restaurants, cafe's, butcher, baker, Casino minimarket and a historic church. Guests have easy access to local restaurants, supermarkets and swimming in Lac de St Cassien. Locally there are plenty of excellent places to eat out ranging from pizzerias to Michelin star restaurants.

Entrance Floor (Terrace Level):

Sitting room, open log fire and dining area french windows to terrace. Kitchen with dishwasher, electric range with  2 ovens and 6 induction hobs, microwave, american fridge freezer and ice maker.

Bedroom 1 with air conditioning; king-size double bed and french windows to terrace.
Bathroom 1; bath and shower, basin and WC.
Laundry area, washing machine, tumble dryer, sink, “booze fridge”. Separate WC.

First floor:
Mezzanine – large desk and office area - fibre optic internet connection & WiFi. Bedroom 2 with air conditioning; double bed which can also be made up as twin beds. Bathroom 2; bath and shower, basin, bidet & WC.

Ground floor:
Sitting room, Satellite TV, DVD, french windows to garden.

Garden and approach:
The entrance drive comes off a quiet lane from the village which ends in a cul-de-sac 500m beyond the house. There is ample parking space. The garden is grassed terraces, oak and olive trees, with lawn and terrace at ground floor level.

The Locality
This spacious South-West facing house is situated in just under one acre of terraced hillside garden, once the ancient olive groves that surrounded the pretty mediaeval hilltop village of Callian, just ten minutes walk from the house. The views look south some 25km to the Massif de l’Esterel and Massif des Maures, the mountain ranges bordering the Mediterranean towns and beaches of Cannes, St Raphael, Fréjus, St Maxime and St Tropez. Beaches at Cannes and Fréjus can be reached in 30 - 45 minutes.

Lac de St Cassien is just 15 minutes from the house where you can swim, hire pedalos and canoes, and there are a number of restaurants by the lake.  There is a tennis club in Callian and also horse riding. Fayence aerodrome is a big gliding centre and a qualified instructor can take you up for a flight. The mountainous terrain to the north provides plenty of opportunity for cyclists, walkers, including the Grand Canyon du Verdon. For golfers there are six courses within 30km and just across the valley, only 5km away, two world class 18 hole golf courses at “Terre Blanche”.

You can find all the basic necessities only 10 minutes walk from the house including a butcher, baker, Casino mini-market (food, drink, household goods), two outside bars in the square, and a number of restaurants. Locally there are plenty of excellent places to eat out ranging from pizzeria’s to Michelin star restaurants.

Nice, Cannes and Antibes are within 50 minutes by car with all their well-known attractions including the Picasso and Matisse museums, and Renoir’s house. One popular visit is to Grasse, 25km away, with its perfume distilleries and Fragonard museum. In winter there is superb skiing at Isola 2000, Auron and Foux d'Allos.

Half of the rental charge is payable on booking and the final balance is payable 10 weeks before departure
