Villa Saureto in Fitou (on the French Mediterranean) is about half way along the coast between Narbonne and Perpignan, South of France, on a modern residential/holiday site within the protected environment of the Languedoc-Roussillon 'garrigue'. The region enjoys more sunshine than any other in France. Located in the Corbière foothills of the Pyrénées, our holiday villa is 1 km from the village centre, with its many wine ‘caves’ and Xth century chateau; and just a few kms from extensive sandy beaches.

The location of the villa is perfect for exploring the fortified city of Carcassonne, Canal du Midi, historic Perpignan, the old port of Collioure , the Pyrénées, as well as cross-border day trips to Barcelona and Andorra.

This wonderful semi-detached, self-catering, air-conditioned holiday rental offers 3 bedrooms and free wifi throughout. The extensive sandy beaches of the Mediterranean just 10-15 minutes drive, with salt-water lakes and marshes and wild, rugged, semi-mountainous terrain 'on the doorstep'.

Enjoy spectacular views of the lake and Mediterranean from the twin-aspect lounge of our self-catering French Mediterranean holiday villa, which is tastefully furnished with two settees, a console table, coffee table, flat-screen satellite and internet tv, a CD/DVD system and a dining table which seats 6. Books and DVDs are also provided.

The kitchen is well equipped with mod cons including an oven with ceramic hob, microwave, fridge/freezer, dish-washer and washing-machine.

Bedroom 1 is a double, with a large fitted wardrobe, chest of drawers, bedside cabinets, a glazed and shuttered door to the Mediterranean garden and an iPhone speaker/dock. Bedroom 2 has two single beds, bedside cabinets and a shuttered glazed door to the garden. Bedroom 3 has two adult bunk beds, a large fitted wardrobe, chest of drawers and includes a mini iPhone/iPod/MP3 speaker dock.

There is a bathroom adjacent to the bedrooms, comprising a bath with shower attachment, vanity unit, whb and toilet. The villa also has a separate shower room, comprising a shower, whb and toilet. We regret that the bathroom and shower room are not wheelchair-friendly.

The air-conditioning is integral to the construction of the villa and is therefore silent (no noisy bolt-on units or fans). It can be used for cooling or heating, and has individual room controls in the lounge-diner and bedrooms.

Large patio doors on two sides of the villa lounge open out to the wrap-around terrace - ideal for breakfast in the sunshine and lunch under cover, with gorgeous sea views. The French Mediterranean garden comprises irrigated rockeries, with lavender, olleander, broom, saureto, oregano, parsley, rosemary and thyme. There's an area for garden bistro tables, the barbeque and sun-loungers, and a corner for relaxing with your favourite book and a glass of 'Fitou'.

Our self-catering holiday rentals villa is located on a private residential/holiday site, perched above the wine village of Fitou, comprising villas, a small number of very low-rise apartments, a swimming-pool complex including a toddlers' pool, and communal landscaped areas. One pool is heated in April, May, June, September and October.

The villa site is adjacent to the renowned Fitou vineyards and surrounded by the protected environment of the Languedoc-Roussillon 'garrigue', with spectacular panoramic lake, sea and mountain views. The area, forming part of the vast Regional Natural Park of Narbonne in the Mediterranean, is within reach of the Pyrénées and has more days of sunshine, on average, than anywhere else in France.

The villa is 1km from the centre of the village, its Xth-century chateau and many wine 'caves' (vineyard outlets). Several delightful and affordable restaurants within a reasonable walking distance.

This is 'Cathar country', on the border of Northern Catalonia; the scene of many historic wars between France and Spain, and conflicts between the Cathars and Catholics. The ancient Spanish border fort at Salses (now French) is just a 10-15 minutes drive to the south, and the current border about 35-40 minutes.

This exciting, rocky and environmentally-protected Mediterranean coastal region of France provides for a wide range of leisure activities and cultural holiday pursuits. Wind/Kite-surfing is particularly popular at nearby Leucate and La Franqui just 10-15 minutes drive. Surfing equipment and bicycles can be hired there.. Storage space is available in the garage for sports equipment.

Bed linen, towels (exc. pool/beach towels), and normal cleaning are included in the prices. The usual changeover day is Saturday, although there may be some flexibility during off-peak periods.

Tourist Tax (Taxe de Séjour): The new "Corbières Salanque Méditerranée" regional authority has introduced a small tourist tax (stay tax) which we are obliged to collect. The tax is additional to the rental and identified in your quotation/invoice.
