Perched high in the hilltop village of Roquecor, La Forge has been expertly renovated to maximise privacy. Accommodating up to 6 guests, it features a heated private pool and large garden with south facing countryside views. With no onlooking neighbours and the village at your doorstep, it offers a unique balance of privacy and convenience.

Village facilities include restaurants and shops, as well as a Sunday outdoor market. The village also has electric vehicle charging and free parking. La Forge offers private gated parking for one vehicle.

Please be aware that the property may not be suitable for small children due to a large (gated) drop-off at the edge of the garden.

The village of Roquecor sits high on a rocky outcrop offering gorgeous views, and under the cliff is an area called ‘Le Roc de Nobis’ which now forms part of a short trail which includes the traditional village washing spring.

The rolling landscape in the immediate area has many historic fortified villages such as Tournon d’Agenais, Lauzerte and Pujols. Lauzerte (10km) is popular ancient hill town, dedicated one of the “Most Beautiful” of France. In summer, weekly evening markets are held in its square with ready-made meals, music and usually dancing.

For supermarket shopping, Montaigu-de-Quercy is only 4km away. It also has busy outdoor markets on Saturdays, often with live music. Montaigu Plage is also nearby, which is a large lake with a sandy beach and water sports including pedalo hire.

There are multiple golf courses in the area approximately 30km away, and plenty of opportunity for water sports, hiking, and tennis.

Accommodation
The open-plan ground floor features a dining area seating 6 guests, a very well-equipped kitchen, and a stylish bar with stools. The large lounge area, complete with a fireplace, offers a welcoming space to relax.

Air conditioning ensures the living areas remain comfortable in the height of the summertime. Doors from the lounge room open onto the courtyard swimming pool.

The kitchen has a range cooker, with gas hob and electric oven. It also features a fridge/freezer, a microwave, a dishwasher and a good range of utensils and small appliances including coffee maker, kettle and toaster. The view from the kitchen is down the sloped garden to the spectacular countryside beyond.

There is a dedicated office with a large desk and comfortable office chair, and also a storage area and separate WC on the ground floor.

Easy wide stairs lead to the 3 bedrooms on the first floor. There is a spacious master double with ensuite bathroom and Juliette balcony overlooking the swimming pool. An additional double and a twin bedroom share a large family shower room on the same floor.

A Smart TV, DVD player and CD player are available as well as fast fibre internet. There is electric heating and a wood burning stove for the cooler months.

A washing machine and tumble dryer are also available.

Outside
The heated private swimming pool measures 8 x 4m has a narrow terrace around it. It is open to the sky, and access is from the ground floor of the house, or from the path from the garden. Pool heating is included in your rental price. The pool depth is 1.65m throughout.

The large garden allows for alfresco dining with charcoal barbecue and seating in multiple areas. There is a shaded abri and a decked area which take full advantage of the spectacular countryside views from their elevated position.

Attention: There is a large drop-off at the edge of the garden, which is securely gated. However, small children should be supervised at all times in the garden.

Private gated parking is available for 1 vehicle, and there is free parking in the car park adjacent to the house.

The building with the beautiful castellation to the right of La Forge is the town hall, and is otherwise unoccupied.
