Le Moulin - Beautiful Aude Holiday Home Between Toulouse and Carcassonne

Le Moulin is a typical farmhouse for the area, located in glorious countryside halfway between Toulouse and Carcassonne. The house is totally private, but not secluded, and is under one hour from the convenient airports of Toulouse or Carcassonne.

There are six bedrooms, one fitted out with bunk beds and so intended for children. One bedroom and bathroom is in a converted windmill, just a few yards from the house. This romantic and secluded bedroom has a steep staircase, so is not suitable for everyone .

The small village of Salles sur L'Hers is only a five minute drive away and provides all the essentials, with supermarket, butcher, boulangerie, tabac, newspapers and chemist and also has a health centre, dentist and hairdresser.

WiFi is available throughout the house and Hangar, usually providing between 5 and 15mbps, not bad for rural France.

This is not a house for those yearning for discos and crowds, but for all others it will provide a magical holiday location.

ACCOMMODATION:

Ground Floor: Entrance hall, kitchen, utility room and w/c. Master bedroom, with double bed and French windows, with ensuite bathroom and seperate shower plus a small dressing room. This bedroom is far removed from the rest, providing total peace and quiet. To the other side of the hall is the large sitting room with French windows, those on the South side opening onto the terrace.Ample comfortable seating for 10 and satellite TV picking up UK stations,

First Floor Bedrooms:

All the bedrooms have panoramic views.
Bedroom 2 with large double bed (can make singles) and with ensuite bathroom with separate shower.
Bedroom 3 with twin beds: bathroom across the passage, bath with shower over, w/c and basin
Bedroom 4 with twin beds,
sharing a shower room with Bedroom 5, which has 2 full size bunk beds.
(bedrooms 4 and 5 can be made ensuite with the shower room)
 

The Moulin Bedroom, which is a few yards from the house is totally secluded and charming. You enter up some steps into a bathroom with a large central bath, w/c and basin. The bedroom is on the top floor and has French Windows opening onto a commanding view. 
 

THE HANGAR AND SUMMER ROOM

The Hangar is a large barn, open on the North/South sides. The high roof  combined with the open sides ensures that even on the hottest days the Hangar provides a cool shaded oasis  . There are two large sofas and several other comfortable chairs and a large dining table that will seat 12 as well as a small table for young children. There is also a full size ping pong table.

The Hangar overlooks the heated swimming pool which is about 10 metres long with a good shallow end and Roman steps, ideal for young children.The pool is 'fenced off", although not sufficiently to be designated child-proof, but there is also an electric safety cover which complies with the stringent French laws. The pool is totally private and not overlooked. There are six loungers and plenty of other comfortable chairs between the pool and Hangar.
The Hangar is perfect for eating on hot summer days. Everyone is comfortably shaded and there is usually a gentle breeze blowing through. The large glass table will seat 12. There is also a small table for young children.
For the evenings the roof lighting provides good background light and there are plenty of candles.

On the far side of the Hangar is the Summer Room which has a Fridge, a drinks fridge a dishwasher and sink and a full set of eating and drinking ware
For cooking there is a choice of a large charcoal or a gas barbecue.

The Summer Room also has another large dining table which will seat twelve using the extension provided. It is a wonderful room for dinner in May and October when it can be a bit cold for dinner outside.

THE GARDENS

There is masses of room at Le Moulin. To keep everyone amused there is croquet (admittedly on a rough lawn) and boules, a sandpit, a trampoline and a climbing frame. We also have giant chess on the terrace outside the kitchen. For golfers there is a challenging pitch and putt down a steep bank onto an artificial green.

But there is also plenty of room to escape for anyone seeking peace and quiet: there are two hammocks shaded under trees and swing seats and benches dotted around the grounds .

We hope there is everything you would want for a perfect holiday.

In the house there is a large TV with Free to View channels including BBC and ITV . WiFi is available through most of the house and the Hangar and there are lots of indoor games like Monopoly, plenty of books and puzzles: 

The bedrooms have hairdriers and mosquito plugs. All linen and duvets are included with plenty of spare for changes if needed. Bath towels are there but NOT swimming towels.
The kitchen  is well equiped with everything you would expect. It was re fitted in 2019 and has 2 ovens, a microwave and electric induction hobs .The fridge/freezer is cavernous.The Summer Room has a smaller fridge and freezer as well as a wine chiller. There is another dishwasher and a full set of plates, knives and forks etc. For cooking  in the Summer Room there is an electric hob and the two barbecues.
 

Surrounding Area

Le Moulin is about 8 miles due South of the town of Castelnaudary, situated just abouve the hamlet of Ste. Camelle. The nearest village is Salles sur L’Hers, about 5 minutes drive away, which has a small supermarket, bakers, greengrocer and newsagent. There is also a doctors surgery and dentist in the village.
We are about 40 minutes from Carcassonne airport and about an hour from Toulouse airport.
BA from Heathrow and EasyJet from Gatwick fly into Toulouse and Ryan Air flies from Stanstead into Carcassonne.
There are flights from all over the UK into either airport and in particular from Dublin, Bristol, Birmingham and Prestwick.
If you are driving we reckon on anout 10 hours from Calais on a good run.

Golf

There are two good courses within about 45 minutes of the house, at Carcassonne and Toulouse. There are two other courses within about an hour of the property.

Water Sports

The Lac de la Ganguise is a 15 minute drive from the house.  Paedallos and Paddle Boards can be hired by the hour. In July and August the Ecole Francaise de Voile provide 5 half day courses.

Cathar Castles

The Cathar Castles are  not to be missed. The walled city of Carcassonne is world famous and must be visited but the hill forts of Peyperteuse, Queribus and Monsegur are more majestic. Mont Segur is the nearest, just uder an hour away.

Walking

There are two easy 40 minute loops from the house and for the more adventurous there are any number of marked trails similar to our footpaths. You can walk for miles and miles, enjoying the breathtaking scenery.
There are four market towns within about 30 minutes. 

Go Karting

Just west of Carcasonne on the D33 Route de Bram (behind the airport) is the WinKart track, a looping 1km circuit where karts of various sizes are available for hire.

Skiing

Skiing at Axe les Thermes is just over an hour away.
