This newly refurbished, comfortable, air conditioned, holiday villa has 3 bedrooms, 2 bathrooms and its own exclusive private pool.
On the ground floor, there is a large lounge/dining area with traditional open fireplace and TV room all of which has been comfortably furnished with a large sofas and dining chairs etc., a 50" Flat Screen Sony TV, English Satellite receiver + French TV and a DVD player. There are French doors that lead out onto a walled front barbecue patio /garden and rear garden with swimming pool (8m x 4m) and terraces. The Kitchen area is open plan and is fully equipped with new appliances including Bosch fan oven, ceramic hob, microwave, Bosch dishwasher, fridge/freezer, fitted units and a double sink.

There is a twin bedroom with wall to wall fitted wardrobes and en-suite shower / WC and basin on the ground floor. On the first floor a large master double bedroom with large wall to wall fitted wardrobes and a 2nd twin bedroom adjacent to the family bathroom which has a bath with shower screen, basin, bidet and toilet.

Outside, guests can enjoy the private 8m x 4m swimming pool with child safety alarm, the fully equipped gardens with garden furniture and sun loungers and a patio area with a BBQ. There is a secure gated area suitable for parking two cars.

The Villa is just 300m from the Lagoon, 3kms from the sandy Mediterranean beaches, that run between Cap D'Agde and Sete, in the charming harbour side village of Marseillan, alongside the vineyards. The port is also just 1 km away. Both the harbour and the town have a selection of great bars and restaurants.

Situated adjacent to vineyards and close to the Canal du Midi, our guests can enjoy a short Stroll to the harbour side for some fantastic seafood and local wines. Other places of interest include the international marinas, and 18 hole golf course at both Cap D’Agde (15 mins) and Beziers (20 mins), and a number of beautiful and picturesque villages such as Pezenas and Sete. The village of Marseillan is well known for its local oysters and seafood, there is also excellent sports facilities that offer windsurfing, sailing and riding (on the beach during the off season). Kite surfing holidays are also available. On the edge of the town our guest can enjoy the good sized Carrefour and Aldi supermarkets.
