This is your perfect Sarlat holiday rental home, it is centrally located & only a 1-2 minute easy level stroll to the shops, restaurants, bars & food markets in Sarlat. In fact all the facilities of Sarlat are within a 10 minute walk of this house including the twice weekly Farmers Market (starts 100 meters/yards from the house:), the additional weekly organic Food Market, the daily covered artisan food market, butchers, boulangeries, fishmongers, grocery stores, wine stores, cheese delis, 100+ eateries from takeaways to gourmet restaurants, bars, cafes, tea rooms, chocolate shops, clothes stores, shoe shops, pharmacies, gifts, art, antiques, hairdressers etc.etc. plus not forgetting the magnificent historical centre, it's medieval pathways, cathedral, the tourist office, English speaking guided walking tours of Sarlat, various daily tours of the caves and Chateaux by mini bus, or private guided taxi tours.........so we have pretty much everything covered for you and if it is not mentioned here just ask.

Our lovely house is spacious enough for all your holiday home needs and is set in a tranquil oasis in the town centre. This is a beautiful, honey coloured period stone cottage with 2 King Master double bedrooms (1 ground level & 1 upstairs) both with ensuite shower room with basin and toilet in each and 1 ground level twin bedroom with ensuite shower with basin & adjoining toilet. The layout of the house ensures total bedroom privacy.

The cottage is located in the stunning 'must see' Medieval town of Sarlat. A small town of exceptional beauty with it's narrow winding streets, stone roofs & Benedictine Abbey; you will be mesmerised by over 1000 years of art & architecture at every turn. From this rose covered Sarlat holiday home with it's all day long sunny south facing terrace & 9x4mtr secluded private pool which is surrounded by a tranquil mature garden, you really can stroll to the gourmet restaurants in Sarlat without a hill climb in sight! Visit the colourful Farmers Market & food hall, or indulge in French Cafe Culture & watch the world pass you by. Sarlat has many free attractions & shows all year around, but especially during the summer months when the streets of Sarlat are full of street performers, acrobats, musicians, clowns & artists. There is the open air summer street theatre and even a lovely festive Christmas market complete with an outdoor ice rink and Santas Grotto in the town centre. Art exhibitions, Truffle Markets, Foie Gras Festivals, Gourmet Food Festivals........ Whatever time of the year you visit there is sure to be something happening in Sarlat!

 

HOUSE DESCRIPTION:
Beautiful honey coloured stone house offering three ensuite bedrooms & a large rose & hibiscus covered terrace for dining al fresco which overlooks the south facing 9x4m private pool with shallow & deep end. The pool has easy access walk in stairs & a solar shower. The mature gardens screen the house, pool & sun terrace perfectly for total privacy in the centre of town.

GROUND FLOOR:

Full size kitchen including a dishwasher, oven, gas hob, microwave, coffee machine, kettle, fridge freezer & washing machine. Off the kitchen is a handy cloakroom.

The living & dining room has exposed stone walls & beams, a dining table for six, a stone fireplace with a log burner for those romantic evenings in front of the fire, British Satellite TV with Freeview TV & radio channels plus a DVD player, two comfortable sofas & an armchair.

The ground level Master bedroom has a comfortable King bed with two bedside cabinets, an antique wardrobe, an en suite shower room including shower with glass screen, wash basin and toilet.

The twin bedroom which is located off the kitchen, has an en suite with a shower & a wash basin, the toilet for this bedroom is off the kitchen & is 4 meters from the bedroom door. This sunny south facing room over looks the garden & has an antique wardrobe & chest of drawers.

The room configuration of the house ensures that there is total bedroom privacy as no bedroom is next to another.

Both of the ground level bedrooms would be suitable for someone of limited mobility who use sticks in the house.

FIRST FLOOR:

Accessed via a wooden staircase from the living room, this Master Bedroom has beautiful views overlooking the pool & garden. This is a large room and has a comfortable 5ft King bed, fitted wardrobe, two bedside cabinets, a dressing table & an ensuite shower room with a glass screen shower, wash basin and toilet.

GARDEN:

The walled garden, which is complete with palm trees, surrounds the pool & south facing sun terrace where you will find ample sun loungers. There is secure off road parking for several cars at the house.

Visit the nearby vineyards of Bergerac and St.Emilion, or go Hot Air Ballooning meandering along the Dordogne river and see the Chateaux by air.

Sample the many Gourmet restaurants in Sarlat, or relax in the street Cafes. It is all here for you to do, whether its drifting down the Dordogne river in a canoe or eating in a Michelin starred restaurant.

Special Rental Conditions

Deposit

15. The Deposit of €1,000 must be paid in full to secure the booking of the Holiday Home.
16. The Deposit will be held by the Owner and will ensure the Holiday Home is blocked out and not offered for rental for the secured Holiday Period.
17. €500 of the Deposit will be held to offset the costs against the reasonable repair or replacement of the contents, inside and outside of the Holiday Home, including the outdoor pool area and surrounding land (otherwise than by usual wear and tear) during the Holiday Period as a result of any damage by the Guest or the Guest’s family.
18. Subject to clauses 34-40, the total deposit, or in the event of any damage, the balance of the Deposit, will be returned to the Guest within 14 days of the Departure Date.

Payment
19. The Rental Fee will be agreed between the Owner and the Guest prior to the Owner accepting the booking and receiving the Deposit.
20. The Rental Fee will be due 90 days in advance of the Commencement Date. If the Guest fails to pay the Rental Fee 90 days in advance, the Owner will keep 50% of the Deposit and re advertise the Holiday Home for the Holiday Period. The remaining 50% of the Deposit will be refunded to the Guest, via their original payment method.
21. If the booking is secured less than 90 days prior to the Commencement Date, then the Guest must pay the Deposit and Rental Fee in full to secure the booking. If the Guest then wishes to cancel the booking, they shall be subject to the relevant cancellation policy at clauses 34-40.

Full Terms & Conditions will be issued once booking form has been completed and deposit received.
