Our historic village house offers families and friends an authentic French seaside experience in the heart of beloved Sainte-Maxime. It’s off the usual path enough that hearing English on the streets is rare. Experience local immersion and French joie de vivre at its best!

The home embodies classic French Riviera style with an open floor plan, vintage terra-cotta floors, six sets of French doors on both sides of the house, and vibrant traditional Provence shutters.

The layout of the home is brilliant and it maximizes every bit of space. A light-filled living room, dining area with a large pedestal table, kitchen and powder room are located on the second floor. The fully-equipped kitchen has everything you need for a comfortable home-away-from-home, including a beautiful Lacanche gas stove. The walls are freshly painted throughout the entire house and the furnishings are new and modern. Natural sunlight illuminates the living area. Open the French doors to feel the seaside breeze, peek at the ocean, observe village life, and enjoy the magical sunsets over a glass of wine. Vaulted ceilings and a traditional wood-burning fireplace compliment this space, making it a perfect area to entertain or gather before a night out.

Two bedrooms and one bathroom are tucked away downstairs at the back of the house with access to a private patio. The bedrooms offer plenty of storage space for personal items with shelves and hanging space on both sides of each bed. Note that each bedroom has a full-sized bed that cannot be separated into twin beds. Linens and bed pillows are crisp with high thread count sheets and cozy comforters. The bedrooms have soft rugs and individual heater/air conditioning units to ensure comfort through the seasons. The bathrooms include locally-sourced hand soap and French-made body wash.

A walk to the beach takes a few minutes and we have beach umbrellas, chairs and towels for you to take with you. Or hop on the ferry to the glitz and glamour of St. Tropez. The ferry is just down the road, about a three-minute walk. There is also a casino and plenty of shops and restaurants to entertain you.

There is Internet in the house. In addition, there is a full sofa-bed in the living room that can comfortably sleep an additional 1-2 people.

There is no parking at the house except if you have a very small car, like a smart or fiat 500. There are paid parking lots and street parking in the village.

No smoking and no pets. The stairs to the main living floor are steep and there is a balcony overlooking the village; we recommend the home for families with children who are 8 and up.

The House is located 19km from the TGV station at St. Raphael. (4h 45 from Paris) and a bus from the station brings you to the tourist office in Ste Maxime, which is only a 3-minute walk from the house. There is also a TGV station at Les Arcs, which is about 35 km away. From here you would need to arrange a taxi. We are 100 km from Nice (1 hour and 10 minute drive) and 150 Km from Marseille airports.

PLEASE READ: By booking our house, you agree to all of the following rules.

TERM. There is a three-day rental minimum, unless otherwise agreed upon. The start of this agreement shall begin on the confirmed dates booked via Airbnb. Arrival time and date will be mutually agreed upon between the Tenant and the Landlord or the Landlord’s designated agent. Departure time is 11 am on the end date, as indicated above.

RENT. 25% of the rental amount is due upon booking, 75% balance payment taken 30 days ahead of time. Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. In the case of a no-show for any reason on the arrival date, the full rental amount will be kept. Cancellation Policy applies to reservation changes. If some of the nights originally booked are changed, cancellation terms apply to those nights.

SECURITY DEPOSIT. The Landlord requires the Tenant to pay a €950 security deposit. The Landlord shall return the Security Deposit within 14 days of the departure date. Tenant agrees to allow the Landlord to deduct any damages found on the property after move-out with receipt for every repair and/ or replacement of lost or damaged property.

GARAGE/PARKING. The garage is very small. Unless prior approval given, guests must use street parking or nearby paid lots. Should any damage be caused to the garage by a car parked there, tenant is responsible. Only tenant’s vehicle will be allowed to park in the garage.

OCCUPANTS: No more than five individuals, including children, may occupy the house during the rental period. Any additional guests found to be staying on the property will result in loss of security deposit.

SERVICES/UTILITIES. The Landlord shall be responsible for providing all basic utilities related to the rental including water, electricity, sewer, and heating. The Landlord agrees to keep the Premises in good working condition and to repair any services temporarily interrupted, as fast as possible. Landlord agrees that the Premises will be clean prior to Tenant’s agreed upon arrival time. Any damage caused by nature shall not affect the payment of rent by the Tenant.

POSSESSION. The Tenant shall be able to occupy the Premises on the start date as stated. Should the Tenant not be able to access the property on the agreed upon arrival date and time as a result of Landlord negligence, the Tenant is entitled to a refund of the rental amount prorated for any lost days.

CONDITION. Tenant understands that they will be accepting the Premises in its “as is” condition. Landlord acknowledges that everything is in working order unless notice is provided at the time of check-in. Signs of wear and tear do not indicate non-working order. Tenant agrees to conduct a thorough inspection of the property upon arrival and report any problems or concerns to the Landlord within 24 hours.

CARE/DAMAGE. Tenant shall maintain and keep in good condition all appliances, furnishings, walls, fixtures, and personal property. If the Tenant damages any part of the Premises the Landlord may keep some or all of the security deposit.

PETS. There are no pets allowed on the property. No exceptions.

SMOKING. There is no smoking allowed on the premises. No exceptions.

KEYS. For lost keys or keys not turned in on the departure date indicated in Section II, a €25 fee will be taken from the security deposit.

LIABILITY. The Landlord is not liable for any loss or damage to the Tenant’s, or their guests, personal property. The Tenant is liable for the acts of anyone that they allow on the Premises.

ENTRY. The Landlord or their designated agent, has the right to enter the property, with prior notice to the Tenant, for any repair, inspection, extermination, installation, or any entry deemed an emergency.

SUBLETTING. The Landlord does not authorize the Tenant to sublease the Premises for any reason at any time during the rental period.

USE. The tenant shall occupy the property for residential purposes only. There shall be no commercial business conducted from the property. There shall be no events or parties held at the property.
