The house is located in the Limousin (now Nouvelle-Aquitaine) region, Haute Vienne department of France. It is situated near the borders of the Dordogne and Charente, and is within the 'Parc Naturel Limousin Perigord'.
The property comprises 3 bedrooms upstairs, (2 doubles & 1 twin ) and one additional room in the basement with en-suite shower/WC. The lounge boasts sofas and the dining table seats 6 people. Entertainment comes in the form of Sky TV, DVD player and Music system with mp3/usb input. The house has double glazing and electric heating throughout, plus an efficient wood-burner.
The kitchen and utility room is fully equipped with fridge,freezer,dishwasher,washing machine & tumble drier, Iron & ironing board. Also there is a toaster, microwave, kettle & cafetiere. All the pots and pans, utensils and cutlery one could need.
Champagnac-la-Rivière is a small typically French village that has a bakers (+ some provisions), Dino's which is a bar/restaurant/pizzeria, and "La Gare" which is a newly opened Chic restaurant in the converted old Champagnac railway station.
Other shops and supermarkets (+ banks) are in the surrounding villages (typically 3 miles away). An old railway line (Voie Verte) is at the top of the village and is now a 9 mile paved cycle route linking the neighbouring villages, so you can easily get to them without taking the car. There are also plenty of bars and restaurants in the neighbouring villages. There are many nearby swimming lakes with beaches, fishing and sports facilities. There is a very small market in the village on Tuesdays but an excellent market covering many streets on Wednesday at Piégut-Pluviers in the Dordogne only a half hour drive away.

There are many nearby lakes with fishing, beaches for swimming, water sports and other sports facilities. e.g. Lac St Mathieu 6 miles away, and also Lac St Esteph and Lac du Bussière Gallant. The Atlantic coast (eg. Royan) is within a 2.5 hours drive, passing through delightful Angouleme, Cognac and Saintes.
Village has bakery/general stores, post office and bar/bistro. There's plenty of open green space for the kids and adults to play, picnic and relax. The surrounding villages/towns also have various shops, pubs, restaurants and supermarkets. The nearest supermarket (and cashpoint) is 2.5 miles away. The village and several others nearby have many fetes throughout the Summer and Autumn.
Fishing licences can be purchased for public lakes and rivers (in season) and for the many private fishing lakes all year. Horse riding is available nearby and there are various water-sports at the many lakes. There are two golf courses a short drive away.
The exciting, new French sport of 'Acrobranche' (in the high trees on zip wires etc.!) can be tried by the more adventurous at several locations nearby.

There are 5 adult/teenager bikes that you're free to use, and additional bikes can be hired from the old Chalus railway station (along the paved bike trail from the village, about 5 miles away.
