Combining the character of a traditional country property with modern comforts, the gîte offers generous living spaces, five bedrooms and extensive private grounds. Accommodating up to 12 guests, it is particularly well suited to larger families, groups of friends and multi-generational holidays.
For even larger gatherings, a second gîte situated opposite the property can also be rented, increasing the total capacity to up to 24 guests.
Spacious & Comfortable Accommodation
On the ground floor, guests will find a large and sociable open-plan living area and kitchen, providing plenty of room for everyone to relax and dine together.
There is also an activity and relaxation area featuring a private spa, perfect for unwinding after a day exploring the surrounding countryside.
The ground-floor bedroom has a double bed and its own private shower room with walk-in shower and WC. This bedroom is designed to be accessible to guests with reduced mobility.
Upstairs are four further bedrooms offering a flexible combination of double and single beds, making the house particularly practical for families and groups.
The accommodation also includes a bathroom with bathtub, an additional shower room, two separate toilets and a mezzanine/office area providing another quiet space to relax.
Heating is provided by an electric heat pump, which also offers cooling during the warmer summer months.

Bedroom 1 – Ground Floor
A 12.58 m² accessible bedroom with double bed and private bathroom featuring a walk-in shower. Suitable for guests with reduced mobility.
Bedroom 2
A spacious 17 m² bedroom with a 140 cm double bed, additional 110 cm bed and folding baby cot.
Bedroom 3
An 11.4 m² bedroom with two 80 cm twin beds which can be combined to create a 160 cm bed. A wooden baby cot is also available, together with attractive views towards the hedgerows and forest.
Bedroom 4
An 11 m² bedroom with two beds and views across the surrounding countryside and woodland.
Bedroom 5
A 14.4 m² bedroom with flexible sleeping arrangements, washbasin and views towards the mini-golf course.
Private Spa, Mini-Golf & 3,000m² Garden
One of the highlights of the property is its impressive 3,000 m² enclosed and wooded garden, providing plenty of room for both adults and children to enjoy the outdoors.
Guests have access to a 9-hole mini-golf course, pétanque court and a spacious terrace with pergola and garden furniture.
After a day of walking, cycling or sightseeing, the private spa provides the perfect place to relax.
The enclosed grounds make the property particularly attractive for family gatherings, while the combination of indoor and outdoor facilities means there is plenty to enjoy without leaving the property.
Facilities & Services
The gîte includes a television and a well-equipped kitchen with oven, microwave, freezer, refrigerator, coffee maker, hob, crockery and utensils.
Bed linen, towels, tea towels and standard end-of-stay cleaning are included. Photovoltaic panels also contribute towards reducing the property's electricity consumption.

Bourbon-l'Archambault, approximately 6 km away, provides supermarkets, shops, restaurants and everyday amenities. The town is also known for its thermal spa, offering a variety of wellness and fitness treatments.
The surrounding countryside is ideal for walking, hiking, cycling, mountain biking, fishing and nature excursions, with lakes and leisure centres providing further opportunities for swimming and watersports.
For family days out, attractions include Paleopolis, the popular Le PAL leisure and wildlife park, and Vulcania.
Motorsport enthusiasts are particularly well placed, with the famous Magny-Cours circuit less than 30 minutes away, while the Lurcy-Lévis test circuit is approximately 10 km from the property.
Culture and history enthusiasts can discover the Bourbonnais region's many castles, Romanesque churches and museums, including the National Centre for Stage Costume.

Special Rental Conditions
A minimum stay of two nights applies, increasing to one week during peak season.
Prices start from €120 per night, rising to €150 per night during specified peak periods, including 27 June–29 August 2026 and 19 December 2026–2 January 2027.
A 10% discount on weekend stays is available outside school holidays and selected public holiday periods.
Heating and electricity are charged separately and payable at the end of the stay.
The price does not include tourist tax, cleaning of the barbecue/gas griddle and certain kitchen equipment, rubbish removal or additional cleaning where required (€80). For groups exceeding 12 guests, additional linen arrangements should be discussed with the owner.
