Just steps away from the centre of the medieval town of ST ANTONIN NOBLE VAL, (3 mins walk) where you will find everything you need: shops, bars, restaurants & sporting activities.
For those wishing to participate in sporting activities; tennis, cycling, para gliding, rock climbing, tree wire, and horse riding are all available nearby, plus of course Kayaking through the Aveyron Gorge. There are also numerous walks & VTT cycle tracks nearby - In all so much to see and do, right on your doorstep

Set in large, private (gated) grounds with mature landscaped gardens & spectacular elevated views from the pool and house across to the Roc d'Anglars directly in front. The south facing gardens have many attractive features including the large TERRACE for coffee / external dining & a shady pool area where you can relax. The grounds offer peace & tranquility, unusual for a property so close to town.

GROUND FLOOR

Internally, all rooms are light, bright & fresh and of good size,

KITCHEN : Modern, fully-equipped kitchen. Upright fridge/freezer, microwave, electric/gas hob & electric oven, dishwasher. Washing machine & tumble dryer (located in the garage).
LOUNGE / DINER : Spacious room with large garden doors looking out to the wonderful views directly in front. The dining area has table & chairs for 8 persons which can be placed on the adjoining external dining terrace.. A large log, open fireplace, LCD TV with English channels (free to view), DVD player and soft seating in the TV area for up to 8 persons.
The garden doors lead out on the main DINING TERRACE with a sun canopé (sun blind) for shade.

On this floor, you will also find :
BEDROOM I : Double bed with double wardrobe and views to the pool.
BEDROOM II : Twin bedded room with french windows to the gardens.
FAMILY BATHROOM : with walk-in shower and wash hand basin, WC SEPARATE WC.

THE GROUNDS

Private, gated and with secure parking space for 3 cars. The large grounds which surround the house & pool are set out with lawns and flower beds. There is a LARGE COVERED TERRACE for 'al fresco' dining, set in front of the house with charcoal BBQ.
There is also TABLE TENNIS (undercover in the garage, away from the heat of the day), together with Bicycles (4 max). *Used a clients risk - Please satisfy yourself as to road worthiness prior to use*.

PRIVATE POOL (12m X 6m) : South facing with roman steps, & amazing views to the Roc d'Anglars in front. Tiled patio surround, parasols and sun loungers for relaxing and enjoying the views & garden.

Perfect for all those wishing to walk directly into town - under 1 km (descending down) will bring you into the town for morning croissants, bakery, greengrocers, small supermarket, Post Office, Bank etc., with a great selection of bars & restaurants and sporting activities that this town has to offer - all within walking distance - yet in a peaceful location on the fringe of town. (There is also a larger supermarket with petrol just across on the other side of town).

A perfect base for exploring this wonderful region - you will find bastide towns & villages within an easy car ride away. Also the wine regions of Cahors & Gaillac, & the major towns of Montauban & Villefranche de Rouergue (approx 35 - 45 mins drive).
