La Douverie is a sympathetically renovated Luxury 19th Century Farmhouse that boasts a Heated Pool. This charming Maison de Maitre style holiday home , Levignac De Guyenne, Lot-et-Garonne in South West France

The property is set in an acre of grounds and enjoys a convenient village location whilst benefiting from beautiful views over fruit orchards and sunflower fields. Levignac de Guyenne has basic amenities including a grocery shop, artisan bakery, post office and pharmacy and a local cafe/restaurant on the village square. During the summer the village has a popular Friday night market with a variety of local producers selling food and wine, together with live music. 

Duras, the nearest town (7km), has a larger supermarket (Carrefour), petrol station, banks with ATM, butcher and a variety of cafes and restaurants. The beautiful 12th Century Chateau hosts a variety of events during the year and there are regular weekday markets and night markets during the summer. Marmande is the nearest large town about 20km away, with larger supermarkets (E Leclerc), attractive old town with good shopping, large park and river with river beach, canal with kayaking, markets and numerous restaurants.

This comfortable home comprises:

• 6 bedrooms and 5 bathrooms (1 super king with en-suite bathroom, 1 king size and 1 twin bedroom with family bathroom on the first floor, 1 king size with en-suite shower room on the ground floor and a further 2 twin bedrooms both with en-suite shower rooms on the second floor).
• 2 Cots and 2 high chairs can be provided. We sleep a maximum of 12 adults. One of the second floor twin rooms can be set up with 4 single beds as a 'dorm room' giving a maximum number of 14 for groups with children.
• The well equipped kitchen connects with a large dining room with period fireplace and large, extending oak farmhouse dining table. The kitchen also opens onto:
• A large, south facing, covered terrace with gas BBQ, dining and lounge areas, perfect for relaxing by the 11m x 5m heated, salt water pool, which is protected by an automated, retractable safety cover,
  providing peace of mind for families with young children.

Living Area:

• The elegant, comfortable lounge, which is also equipped with HD TV, DVD and UK satellite TV.
• A separate play space is supplied with board games and play equipment for young children.

In addition, there is a ground floor shower room with WC and washing machine and tumble dryer for guest's use..

Outside:

• The large gardens offer views towards the village church and across to the Chateau in Duras in the distance from the front, and across plum orchards and sunflower fields to the side and rear. For our younger guests there is a large play fort with slide, swings, monkey bars and climbing wall all set on a bed of sand plus a large spring free trampoline for the energetic.
