1.The property known as La Vieille Auberge (the “Property”) is offered for holiday rental subject to confirmation by Neil Wright (the “Owner”) to the
renter (the “Client”).

2. To reserve the Property, the Client should request their desired rental dates in writing/email together with payment of the initial non-refundable deposit of £100. Following receipt of the written request and deposit, the Owner will send written/email confirmation. This is the formal acceptance of the booking.

3. Payment of the balance of the rental together with a separate cheque for the security deposit of £100 should be sent to the owner (see clause 4.) not less than 6 weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing/email that the reservation is cancelled. Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.

4. A security deposit of £100 for each rental period is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client’s responsibility to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within two weeks after the rental period.

5. Subject to clauses 2 and 3 above, in the event of a non-insurable cancellation, refunds of amounts paid will be made if the Owner is able to re-let the Property, and any expenses or losses incurred in doing so will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy including cancellation cover and to have full cover for the party’s personal belongings, public liability etc since these are not covered by the Owner(s) insurance.

6. The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The Owner shall not be obliged to offer the accommodation before the time states and the Client shall not be entitled to remain in occupation after the time stated.

7. The maximum number to reside in the Property must not exceed that stated at the time of booking and subsequent confirmation. The rental of the Property is subject to payment terms dependent upon the amount of occupants. If it is found by the Owners local representative to be over occupied during the rental
period the remaining rental price for that occupancy will be payable on demand.

8. The Client agrees to be considerate and to take good care of the Property and to leave it in a clean condition at the end of the rental period. Although a final clean is included in the rental price, the Owner reserves the right to retain from the security deposit costs to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way which may cause disturbances to those who reside in the neighbouring properties.

9. The Client shall report to the Owner and/or the Owners local representative without delay any defects in the Property or breakdown in the equipment, plant, machinery or other appliances in the Property or garden. Arrangements for repair or replacement will be made as soon as is practically possible.

10. The Owner shall not be liable to the Client
a. For any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any equipment, plant or machinery or appliances in the Property or garden.
b. For any loss, damage or injury which is the result of adverse weather conditions, riots, war, strikes or other such like occurrences.
c. For any loss, damage or inconveniences caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period. In any such event, the Owner shall, within [7] days of notification to the Client, refund to the Client all monies previously paid by the Client in respect of the rental period.

11. The Owners liability shall not exceed the amount paid to the Owner by the Client for the rental period except in the case of death or personal injury caused directly by the Owners negligence.

12. This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought to any court of competent jurisdiction in England.

Local Attractions

St julien aux Bois (19220) is situated in the Correze, within the Limousin, one of the most unspoilt rural regions of France. The area has stunning scenery and is the perfect destination for walking, cycling and watersports. With many lakes and rivers it is Anglers paradise.

It is a beautiful, quiet village where the rest of the world seems a million miles away. The best way of absorbing the fresh air, peace and tranquillity is to walk or cycle. The roads are extremely quiet, the pathways unspoilt and the locals are friendly . . . . . especially if you 'try' to speak French. Don't worry if you make mistakes, they'll help you!

Nearby amenities
The village of St Julien aux Bois has a very nice restaurant with a reasonably priced menu, famous for using local produce. The small town St Privat is just 5 minutes away and has several restaurants, a bank, supermarkets and a few shops. It also has a very good tourist information centre where the staff are extremely helpful.

Places to visit
All the information you are likely to need can be found at the tourist information office in St Privat. However, within just a few kilometers of the village is the medieval ruin, 'Tours de Merle'. This is an absolute must on your places to visit, but remember to take comfortable shoes!

Cheese
The most famous 'local' cheese is the Cantal. The dairy is just a short drive away which has a shop open to the public. If you like Goats cheese, the area boasts 'arguably' the finest producer of goats cheese in France. Contact me for directions.

Lakes
The region has many lakes, most with beach areas for swimmers and water lovers. The secret is actually finding them! These lakes are located in beautiful areas, ideal for lazy days, picnics, walks and fishing.

Fishing
Fishing licences are available from the fishing tackle shop in Argentat where you can also get advice on where to fish and what you'll catch.
